Tenants

We aim to provide a service to tenants that enables you to find the right property at the right price. We evaluate your needs and requirements and try to match you with a property that is available. If we don't have a property suitable to your needs, we will keep your details on record for any future properties that become available.

Before we arrange a viewing or give out details on individual properties, it is our policy to obtain as much information as possible, to ensure that the requirements of both the tenant and landlord are met.

Viewings

Viewings will be made for a mutually convenient time and evening and weekend viewings are available on request. If you decide you would like to rent a property, you must submit a formal application, including references from your bank, employer (and previous employer where applicable), together with a reference from your current landlord or agent. Self-employed applicants must provide proof of income and details of their accountant. In some cases, a guarantor may also be required. You will be required to pay an administration fee in order to carry out referencing and credit checks and issue the appropriate paperwork. We may also ask you to pay a 'holding deposit' until all the relevant information is received and the tenancy has been agreed by the landlord.

References

We require references from your current and/or previous employer and landlord. We may also ask you to provide up to 2 character references from professional people. We will use the service of an independent referencing company and carry out credit checks.

Deposits

A minimum deposit equal to one months rent is required and must be paid before entering a tenancy. This bond will be held by us, throughout the tenancy and returned to you only on termination. Your bond may be retained to cover any damages and/or rent arrears during the tenancy, and to pay any outstanding charges on the property. Working tenants will also be required to pay one-month/4 weeks rent in advance and future rent is also charged in advance. The tenant is responsible for all services provided in the property, i.e. gas, electricity, water rates and council tax, unless otherwise stated.
